The Donovan

The Donovan is a Phase II multifamily community located in Lee’s Summit, Missouri. This project is part of an overall master planned development. We worked diligently with the client and city planning staff to ensure all current and future projects could come together and work as one. The client was looking for a more contemporary, less traditional design for this area, and the same was true for Phase I, Summit Square Apartments. Furthermore, it was important that the project be differentiated from Phase I, but also tie them together so they make sense side by side. The Donovan is five residential buildings housing 326 units. Uniquely, it will feature a large main building with an integrated club housing amenities. These resort-style amenities include a fitness center, sauna, steam room, spa, rock climbing wall, yoga studio, and golf simulator.

The landscape and pool design focused on having a clean, formal style to match the contemporary character of the architecture. At key locations such as the clubhouse and pool we used a vibrant landscape color palate. The pool maintained a simple overall form. It boasts a variety of playful features such as a wet sun deck, shear waterfalls, and raised landscape beds adjacent the pool. We faced two challenging conditions which played an important role in the overall site master plan and building layout. The large utility easement dividing the site, and a significant underground rock ledge near the southern edge of the site. The site conditions also served to dictate which buildings could be flat. Also, which would need to have a stepped foundation to absorb the changes in the landform.
