NSPJ Wins 2018 Capstone Award for Avenue 80

We are thrilled to again be among the Kansas City Business Journal Capstone award winners. Our project, Avenue 80, located in downtown Overland Park, Kansas, was honored as one of twenty-six 2018 Capstone awards for “enhancing the Kansas City area.” One of only two mixed use projects to win the award, Avenue 80 was shaped by Overland Park’s 2008 “Vision Metcalf Plan” and Form Based code that “puts more emphasis on providing a mixture of land uses in close proximity and focuses on making places more pedestrian friendly by increasing the public realm, which includes such elements as, plazas, parks, and sidewalks.”

The development of Avenue 80 makes significant progress toward the Overland Park’s goal of “combining new jobs and economic opportunities with an infusion of new residential units and mixed-use commercial buildings, improved landscaping and streets [to] create an environment that will enhance not only the Metcalf Corridor but the entire City of Overland Park.” By increasing façade articulation and incorporating a palette of building materials that relate to the commercial and residential context of the surrounding few blocks, we were able to provide a future home to businesses and residents that fits into the setting of historical downtown Overland Park and Metcalf Corridor’s new urbanism vision.
