NSPJ and Block Real Estate Services worked together to address the need for new housing by incorporating a multifamily development into an industrial business park, Pine Ridge. There had been limited investment in the eastern portion of Lenexa so the team saw the need for multifamily in the area. We worked closely with the City of Lenexa and Block Real Estate to address neighborhood concerns that arose through the planning and approval process. The streetscape presence on Quivira was created by employing the natural elevation.
This prime location sits adjacent to three established ponds with ideal highway access. The first phase boasts WaterSide Residential featuring 380 luxury units. Additionally, undeveloped land was later rezoned to more apartments. The Villas at Waterside it is a unique four and five-story apartment project with 298 market-rate units partially over a parking garage and three interior courtyards. The amenity and landscape design provides a continuity between the different phases of the apartments and enhances the views to the central ponds. A wide walking trail with benches, a bridge across one of the spillways and ample lighting create a nearly four-acre private park for the residents and an office park to share.
This successful project has inspired improvements and other developments in the area.
