WaterCrest at City Center

WaterCrest at City Center is a 28.35-acre multifamily development in Lenexa, Kansas. Located on a highly sloping site, WaterCrest required a specific design approach to create lush greenspaces, maximize views for all 308 units, and provide walkability. To address the 40-foot elevation variance, we incorporated stepping buildings. An existing streamway was refurbished into a conservation easement, and a major utility was relocated to add developable land area. An unexpectedly large amount of subterranean rock was encountered during excavation, but the additional costs were mitigated by shallowing the foundations.

WaterCrest is the first multifamily project in Lenexa to incorporate a “Center Green” concept, in which the apartment buildings frame a center green space much like in a resort. The result is a large green amenity that also has walking paths and a pond. Stormwater detention basins were incorporated in a designed way that turned them into a focal point for the central green space. Other resort-style amenities include a pool, dog park, and seating areas around the ponds.
