The Villas at WaterSide, in Lenexa, Kansas, is the third phase in a re-purposing of a partially empty 1980’s business park, Pine Ridge Business Park. Block Real Estate Services desired to add a third phase multifamily development on an empty lot adjacent to the three established ponds. This was due to the success of the first two phases of multi-family projects nearby. The project is a four and five-story apartment project with 298 market-rate units partially over a parking garage. All units are connected via common hallways in a single building “Big House” concept facing the ponds to maximize views. The building includes a nearly 10,000 square foot centrally located clubhouse. Furthermore, it includes three large outdoor courtyards which connection to the pond area with trails. The goal was to maximize the number of apartment units with pond/pool/courtyard views.
The project has a variety of parking options. These include basement structured parking, tuck-under garages, detached garages, carports and surface parking stalls. The color/material palette give continuity to the existing apartment buildings in first phases. Although, the architectural design more closely match the flat roof, more urban feel of the business park.
Site amenities include a swimming pool, spa, outdoor kitchen, fire pits, outdoor game areas, dog park, community garden, and sidewalks that connect to the pond trails/adjacent streets. The landscape architecture design provides a continuity between the different phases of the apartments and enhances the views to the central ponds. Moreover, the three large established ponds act as the focal point for the entire area. A wide walking trail with benches, a bridge across one of the spillways and ample lighting create a nearly four acre private park for the residents.
Completion is late summer of 2021.
