Located in Carmel, Indiana, The Steadman Apartment Homes will provide a resort-style upscale living destination to one of the most vibrant live-work-play environments in central Indiana.

The Steadman is an elevated multifamily community with a prairie-style aesthetic, high-end finishes and timeless design.  One of the most defining architectural characteristics is the emphasis on horizontal lines, a nod to the long landscapes of the Midwest.  The lines spread out over the site, featuring shallow hipped roof lines, ribbon windows, overhanging eaves, and contrasting horizontal bands across building elevations.

Our architects were challenged to utilize the site to its maximum potential. Two five-story apartment buildings flank the entrance into the community, creating an axis that frames the clubhouse and the primary outdoor amenity space.  A third 5-story apartment building overlooks the pond, with a retaining wall that was articulated to emulate a scenic bridge.  Mindful of its surroundings, the project was designed with a reduced vertical scale at edges that abut single-family residential communities.

While the clubhouse is integrated into adjacent apartment buildings, providing easy access to residents, its facade is articulated with an elevated aesthetic.  Oversized windows and grand entrances emphasize openness, while tapered stone columns anchor the building to the ground.  Community amenities include a fitness room, a group fitness space with virtual on-demand fitness, a game room with a golf simulator, a community kitchen with a variety of lounge areas, a generous co-working space with private workspaces, and a pet spa.  A remarkable rooftop deck overlooks the pool and provides residents with a unique environment to socialize and unwind.

Spacious floor plans feature finely appointed interiors and large windows that allow for ample natural light.  The top floor units are upgraded with 10-foot ceilings and beverage coolers.  Residents also have the opportunity to rent private parking garages and individual storage units within their building.

Sustainability is engrained into the design, which optimizes the efficiency and durability of the building envelope.  The project’s wood-frame construction is inherently environmentally friendly, as a renewable resource with a low carbon footprint.  The façades are clad in long-lasting materials of superior performance manufactured with recycled content.

NSPJ worked very closely with the client throughout the development of the project, using the owner’s vision and experience as a catalyst to create a vibrant and appealing upscale community.  Construction is expected to reach completion in the Spring of 2024.
