Sky on Main Luxury Apartments is a two-story, 30-unit multifamily development that is part of 10 Main Center, a 21-story tower in downtown Kansas City. The modern, minimalist design approach has resonated with the urban market and earned comparisons to high-end, luxury apartments in New York. The clean, mid-century aesthetic of the building exterior and the exterior ambient light around the building perimeter inspired a “gallery” feel, which was carried throughout the design with aimable wall lighting to brighten areas between interior windows.
Converting two floors of what had been office space to multifamily while the office tenants below remained required careful planning to avoid HVAC and plumbing issues. Floors that were being renovated were removed from the building’s central HVAC system and placed onto separately zoned split systems. Existing single pane glass windows were replaced with new insulated double pane windows to eliminate condensation and control temperature changes. Variable exhaust fans in the unit further prevent humidity issues. Plumbing lines were rerouted and stub-ins were incorporated through the floor slab to allow for stacked vertical plumbing applications if in the future additional units were added above or office space below was converted to residential use.
