Sky on Main Luxury Apartments is a two-story, 30-unit multifamily development that is part of 10 Main Center, a 21-story tower in downtown Kansas City. The modern, minimalist design approach of Sky on Main Luxury Apartments has resonated with the urban market and earned comparisons to high-end, luxury apartments in New York. The clean, mid-century aesthetic of the building exterior and the exterior ambient light around the building perimeter inspired a “gallery” feel, which was carried throughout the design with amiable wall lighting to brighten areas between interior windows.

Converting multiple floors of what had been office space to multifamily while the office tenants below remained required careful planning to avoid HVAC and plumbing issues. Floors that were being renovated were removed from the building’s central HVAC system and placed onto separately zoned split systems. Existing single pane glass windows were replaced with new insulated double pane windows to eliminate condensation and control temperature changes. Variable exhaust fans in the unit further prevent humidity issues. Plumbing lines were rerouted and stub-ins were incorporated through the floor slab to allow for stacked vertical plumbing applications if in the future additional units were added above or office space below was converted to residential use.

Multiple building amenities were designed to add to the luxury living experience such as on-site fitness, an indoor basketball court, media / social room, game room, gathering kitchen with bar, 24-hour convenience store, and a rooftop patio.

Sky on Main, located in downtown Kansas City is a luxury multifamily development that transforms a former office building into residential units. This adaptive reuse project expands on an existing conversion from 30 units to 281 units in 21-story historic building, as well as 20,000 square feet of ground-floor retail space.

The clean, mid-century aesthetic of the building exterior and the exterior ambient light around the building perimeter inspired a “gallery” feel, which was carried throughout the design with aimable wall lighting to brighten areas between interior windows. A skybridge was created to connect the Sky on Main with its parking structure, and rooftop amenities.

Each one- or two-bedroom apartments feature 12′ ceilings and floor-to-ceiling windows for maximum natural light to flood the open concept layouts.
