For over 35 years multiple attempts were made to develop the vacant site on which CityPlace now sits. Envisioned as a high-end mixed use development, CityPlace has brought new vibrancy to the College Boulevard corridor of Overland Park. “Parcel IV” or the Royale at CityPlace is the first phase of the 90 Acre CityPlace development. This site includes 5 freestanding buildings consisting of 344 apartments, resort style luxury amenities, underground parking garage (beneath the outdoor amenities and pool) and lush landscaping throughout the development.
To create the necessary density & mix of uses, a federally regulated steamway was relocated on the site. By creating a regional BMP pond with an adjacent trail connected to the larger Johnson County trail network, an amenity was created for residents and visitors that allows them to interact with nature.
One of the more unique components of the Royale is that the main amenity courtyard was located over the underground parking garage. By tucking the majority of the parking in a garage underneath the building it created unique amenities for residents unlike any other suburban apartment complex in Johnson County. Locating the pool, spa, plantings, and other site amenities over the parking garage required close coordination with the architects, structural engineer, MEP engineer, general contractor, and subcontractors by the landscape architect. This type of building is one of the first suburban apartment complexes in Kansas City to locate parking beneath the main amenity courtyard in a podium style building.
