River Market West II is a multifamily apartment complex located at Fifth & Wyandotte streets in Kansas City, Mo. The five-story building is a mix of one-bedroom, two-bedroom, and studio apartments. With tenant parking for up to 150 cars (garage and surface mix), the best feature of the parking garage, however, may be the roof-top terrace over the garage that showcases the downtown KC skyline.
RM West II drew inspiration from RM West I, which is located to the north across Fourth Street. Phase I uses brick veneer, which relates to the look and feel of the River Market, combined with stucco in certain geometric shapes. The goal of Phase II was to include the traditional use of brick, but transform the geometric shapes from 2-D to 3-D using cantilevered architectural forms. By applying vibrant color, this project sought to “step out of its skin” and provide a dynamic presence to a busy intersection in the riverfront neighborhood.
RM West II provides a great range of unit types and ways to live in the city while experiencing all the vibrant urban scene has to offer. With excellent views of downtown to the south, scenic views of the Missouri River to the east, a strong street presence on the north, and a unique relationship to the Conover Place Lofts to the east, RM West II is situated exceptionally well and embodies the best of its surroundings. The front yards between RM West II and Conover Place Lofts have become part of an urban shared space.
RM West II is a certified Bronze under the National Green Building Standard program through Home Innovation. Program requirements include: a high-performance building envelope; efficient lighting; sealed duct systems; and mechanical ventilation provide excellent energy efficiency and occupant comfort.
