Oxford Promenade is a first-of-its-kind mixed-use community in Leawood, Kan. Designed to blend residential living with retail, office and dining spaces, the development creates an environment enlivened with activity. The project includes 11 mixed-use buildings with 294 residential units, organized along wide pedestrian promenades lined with landscaping, outdoor seating and storefronts. Ground-floor commercial spaces open directly to the sidewalks, fostering an active street presence and complemented by modern architecture and expansive glass. The streetscape design includes bicycle access and integrated green spaces, reinforcing the development’s emphasis on accessibility and neighborhood-oriented living.

During the land-planning process, the project faced several challenges, including navigating strict city regulations and complexities related to financing a mixed-use development. These hurdles resulted in a 12-month extension to revise and resubmit plans. Through ongoing collaboration with city leaders and stakeholders, the project team helped modernize several longstanding restrictions, paving the way for a development that aligns with evolving lifestyle expectations. Ultimately, Oxford Promenade is anticipated to be a vibrant destination that offers community-centered living and brings new economic and social energy to the area.
