Located in downtown Wichita, Kan., the Hi-Tone Lofts project preserved the historic Grocery Warehouse building by adapting it into multifamily for-rent apartments, while preserving the historical and architectural characteristics of the building.

Hi-Tone Lofts offers 100 units, with 1 and two bedrooms, offering a contemporary style of living in a historic setting.

The original features throughout the building were repaired and restored to convey their historical appearance, such as the storefront entry and loading dock doors on the west side of the property. Other repairs included replacing all the windows in-kind to restore and preserve the building’s historic character.

The new additions, including the penthouse and units to the south of the original building met historic requirements and standards set forth by the Secretary of Interior, while preserving the features of the original building.

The project was recognized by the Kansas Preservation Alliance’s Awards of Excellence Merit Award in 2024.
