Cityscape’s Vista Village, Alto Apartments

In the vein of mountain contemporary design, the Alto Apartments is composed of clean forms layered with materials and textures.  The interplay between brick masonry and wood tones creates a warm and inviting atmosphere.  Rather than adhering strictly to neutral shades, the design team made strategic use of color on the building façade and amenity spaces. 

The steeply-graded and compact site was challenging from a site-planning perspective, but the design team seized opportunities to partially conceal the central parking garage and to increase rentable area through the addition of split-levels at the apartment buildings. When it comes to building materials, the design team opted for wood-framed construction as an economical way to reduce the environmental impact of the project.   Compared to other materials, wood framing is proven to meet longevity requirements with lower material costs, faster construction timelines, and a smaller carbon footprint.  

Featuring 274 living units, ranging from compact studios to spacious 2-bedroom plus den unit plans, Alto is designed to accommodate singles, couples, and families alike.  A handful of corner units will also offer residents the luxury of double-height living rooms.  A full repertoire of amenities is provided on site, including a clubhouse with a theater lounge, game room, fitness and yoga studios.  Expansive coworking options were integrated into the design, including huddle spaces for individuals and small groups, as well as café-style working environments.  Our landscape team curated the outdoor amenities for the community, including a courtyard with a grilling structure and large-screen TV, a fire pit, a lawn for yard games, and a pool with a sunledge and shaded cabanas.  Two smaller outdoor amenity spaces feature an outdoor lounge with a dog park and a pedestrian zone along the southern edge of the site, connecting the community to the future venue planned across the street. 

Alto’s location in the heart of Lenexa is one of its many perks, appealing to residents who enjoy an outdoorsy, active lifestyle, without compromising on the benefits of a vibrant walkable environment.  The community is located across from Mill Creek Streamway Park, offering residents a network of hiking and bike trails, and a few minutes from the state’s most visited four season outdoor amenity, Shawnee Mission Park.  Residents will also enjoy the proximity to Lenexa City Center and all it has to offer.  Popular eateries, retail shopping, fitness centers, and a lively public market are all nestled into the pedestrian-friendly downtown.
