Located in downtown Overland Park, Kansas, Avenue 80 is a mixed-use development consisting of 220 apartment units, a five-story corner component of approximately 10,000 square feet of office space, and approximately 10,000 square feet of retail space along Metcalf Avenue. Avenue 80 brings a modern, urban feel to the historic downtown area, while providing an inviting experience for retail customers, office tenants, and residential apartment dwellers.
The residential apartments are housed in a four-story structure that wraps around a four-story parking garage and an interior outdoor pool and courtyard with resort-style amenities including a fire pit, fireplace, TV/outdoor game area, covered grill area, and modern fabric cabanas. A minimal setback further maximized the available site space for amenities. Walk-out apartment units can be found on the north and west facades, and retail and office facade on the west side facing Metcalf Avenue was softened with a series of plantings in custom raised planter beds.
Avenue 80’s clean lines and contemporary design complement the eclectic character of old downtown Overland Park and seamlessly blend the commercial character of the office and retail components with the residential apartments.
This was the first project to go through the form based code process in downtown Overland Park. NSPJ Architects provided architectural design services, land planning and landscape architecture, including amenities, plantings, monument, and streetscape designs.
