Located in the heart of downtown Overland Park, this mixed-use development will introduce a new residential and retail destination at Metcalf Avenue and 82nd Street. The project brings together 198 residential units and approximately 7,300 square feet of ground-floor retail space, contributing to the revitalization of the neighborhood.Â
A key challenge was integrating a five-story, high-density mixed-use building into the established neighborhood fabric and preserving the inviting street presence of downtown Overland Park. The contemporary architectural design incorporates a layered palette of brick, stone, fiber cement panels and metal accents to complement the surrounding buildings and break down the scale of the new development. Â
On the first floor of the building, street-level storefronts establish an active pedestrian environment on Metcalf Avenue. Six townhome-style residences with private entrances along Travis Street are designed for a more intimate residential character. The building’s form balances the density of urban living with the scale of the neighboring community.Â
Designed to encourage connection and community, the development offers a variety of shared amenities centered around an interior courtyard with an outdoor pool, fire pits and gathering spaces. A 5,600-square-foot clubhouse, fitness center and outdoor dog park complement the residential experience, while a two-level garage provides off-street parking.Â
With new sidewalks and pedestrian connections linking Metcalf Avenue to Travis Street, the project emphasizes walkability and accessibility within the surrounding neighborhood. Located just steps from Matt Ross Community Center and the Overland Park Farmers’ Market, the development will contribute to the evolving urban landscape, bringing new opportunities for residents, businesses and community engagement.Â
