4400 Washington sits in the heart of the St. Luke’s/Westport area of Kansas City, Missouri. The urban infill project has as its goal reversing the declining state of the Plaza/Westport neighborhood. This Class A, multifamily “wrap” project will consist of approximately 188 apartment units wrapped around a structured parking garage. The units will be a mix of 1-bedroom, executive 1-bedroom, 1-bedroom plus den, and 2-bedroom that will fulfill housing needs of the St. Luke’s, Plaza, and Westport areas.
To fit in with the neighboring multifamily and condominium projects, NSPJ Architects has designed the project to have a modern brownstone look and feel. The site transitions from commercial uses at the north and east to single-family residential uses to the south, and the building’s height steps down to reflect the adjacent building types. The design engages the streets on all sides with residential-style “porches” that connect with the neighborhood. A pocket park provides a community amenity dog park, a pedestrian connection between Washington Street and Pennsylvania Street, and a buffer between housing types. The project will be appointed with trend-setting amenities and services not yet seen in the area. Construction is scheduled to begin Q1 2018, opening in Q3 2019.
