The CORE Modern Apartments on Berkley Riverfront are seeing early signs of success — and have been since pre-leasing began in October 2021.

Although construction of the entire development is not scheduled to be complete until the end of this year, location, amenities and 90 completed units have been enough to begin drawing residents in.

“We are thrilled to be joining the vibrant Berkley Riverfront,” said NorthPoint Development community manager, Shelby McGuire. “We began pre-leasing in October 2021 and welcomed our first residents in late February 2022. As we continue with our lease-up through this year, we look forward to contributing to a neighborhood that means so much to so many.”

CORE sits on eight acres (previously owned by Port KC) on the Berkley Riverfront in Downtown KC and features 355 units in two four-story buildings, including six penthouses at about 1,400 SF each.

NSPJ Architects provided the building design, which features two-story industrial windows, two-tone brick and fourth-floor cantilevered balconies with flat roofs. A “spectacular” mezzanine unit – a loft space with 20-ft. ceilings, huge windows and a terrace overlooking the Missouri River – has already been leased.

The community features several amenities including a heated saltwater pool with a Baja pool deck, a pickleball court, a two-story rock climbing wall and study booths.

The project started in the summer of 2020 at the height of the COVID-19 pandemic.

NCCI is very thankful for the key and timely decisions NorthPoint Development and the rest of the project ownership group have made when supply chain and manufacturing issues presented themselves. It is exciting to see what the riverfront area will become in the upcoming years. We are happy to have been a small part of that, said Fletcher Harder, project manager with general contractor Neighbors Construction Company, Inc. (NCCI).”

Residents of CORE are expected to benefit from other new developments planned for the area, such as the KC Current Stadium, hotels and neighboring multifamily and mixed-use projects.

“CORE was designed to invoke a strong sense of community and collaboration, with active spaces and co-working areas where residents can enjoy work and play in the comfort of their homes. The overall design scheme was intended to relate to the more modern architecture and embrace the surrounding elements of nature in the area with the riverfront and trails nearby. We also made a point to play up the dog theme since the property is located near Bar K — we envisioned a lot of dog lovers wanting to live at CORE due to the close proximity to the dog park and the vast surrounding outdoor space and trails,” said Erin Lowery of Lowery Design Group, the project’s interior design firm.

Additional plans include adding a private street through the development, 70 parking spaces for public use and extending the KC Streetcar to the Berkley Riverfront area.
