The 2022 Capstone Awards honor 32 projects completed in 2021 throughout the metro. To be honored, each project had to be move-in ready by the end of 2021. Winners were selected in the following categories: adaptive re-use, architectural design, community impact, industrial, mixed-use, multifamily, office, retail, senior living and sustainability. Each year, the Kansas City Business Journal recognizes 25 projects that have enhanced Kansas City real estate and the area as a whole. Once again, NSPJ Architects has been honored with two projects for the 2022 Capstone Award winners in the Multifamily.
44 Washington sits in the heart of the St. Luke’s/Westport area of Kansas City, Missouri. This Class A, multifamily “podium” project consists of 188 apartment units atop a structured parking garage. The units are a mix of 1-bedroom, executive 1-bedroom, 1-bedroom plus den, and 2-bedroom that fulfills the housing needs of the St. Luke’s, Plaza, and Westport areas. To fit in with the neighboring community, NSPJ designed the project to have a modern brownstone look and feel. The site is adjacent to commercial at the north and east and single-family residential uses to the south and west. The building’s height steps to transition to the adjacent building types. The design engages the streets on all sides with residential-style “walk-ups” that connect residents with the neighborhood. A pocket dog park provides a community amenity, a pedestrian connection between Washington Street and Pennsylvania Street, and a landscape buffer to the adjacent single-family residential. The project has lush landscape, trend-setting amenities, and services for the modern apartment dweller.
Multifamily – Villas at 44 Washington
Nestled in the heart of the St. Luke’s/Westport neighborhood, the Villas at 44 Washington offer an elegant, townhome-style apartment option for the overall 44 Washington development. To compliment the phase one building, the exterior was designed using the same materials and colors.
Located directly south of 44 Washington, this compact site created the challenge of how to maximize the indoor and outdoor living space of each unit while still providing lush landscaping. The solution? Go up! The townhomes are situated on top of each other, providing different views of the surrounding neighborhood throughout each unit. Since the projects are part of the same overall development, the need for pedestrian connections to 44 Washington presented another challenge. These pedestrian connections at the north of the site allow for the ability to share the extensive amenity package, including the resort-style pool, Bark Park, Paw Spa, and an exclusive fitness center.
The Villas consist of eight, 2-story, 3-bedroom and 3.5-bathroom townhome-style units. Each unit boasts a double height living room with large windows, multiple large, private patios, a fireplace, walk-in closets, modern light fixtures, and smart home technology. NSPJ’s architectural team assisted with the interior design selections of the cabinetry, quartz countertops, flooring, and pendant lighting. In line with the elevated, luxury living increased sound proofing techniques were implemented to reduce noise transmission from neighboring units, both above and next door.
